El Paso MLS Listing Information & Optional Services
In order to enter your listing in MLS, you will need to complete, sign & fax these 4-5 forms and provide some additional information. Fax number is on the top of the listing agreement.
1) Creekview Realty Listing Agreement
This is required by law before a property can be listed on MLS. Your listing term begins on the start date you enter on this Listing Agreement. We can enter your listing the same day if we receive all your forms prior to 3pm on any weekday. (Please note your reporting obligations in paragraph 7 of the listing agreement to avoid MLS penalty charges.)
2) Listing Information Form
This form gives us all the details about your home that we will enter into the MLS.
3) Seller’s Disclosure Notice
You are required by law to provide this to your buyer, and it will be attached to the MLS listing.
4) Information about Brokerage Services
Required by Texas law.
5) Lead Paint Disclosure – ONLY for houses built BEFORE 1978!

Optional Services for El Paso
The optional services listed below are available to you in the event they are not included in your package. Most of the options available below are not offered on the website you signed up with because not all local brokers offer the same services, and what is available in each local MLS area will vary. Please make your selections on our Secure Order Form at the bottom of this page.

Upgrade to Full Broker Representation: $500
A one-time fee of $500 will upgrade your current program to include complete representation in negotiations with other agents and preparation of any necessary documentation. This is the same representation that a competent 6% full service agent would provide. This $500 fee typically comes back to you in the form of a higher negotiated sales price, lower repair costs after inspection (often a hurdle sellers don't expect, and where they give away more than they need to), and avoidance of small overlooked items that could easily cost more than $500. In addition, you get the peace of mind of knowing that a professional is representing you and looking out for your best interests.
We negotiate contracts every day. We know when to push, when to let up, and what points shouldn't matter. We know the warning signs in an offer that deserve closer scrutiny. Sellers often get into contracts that never close because they aren't used to seeing the red flags in an offer.
Sellers have a tendency to drop price too quickly in the midst of negotiations out of fear of losing the deal, and other times cling to a price or certain terms they are unlikely to get any buyer to agree to. Seller emotions can also get in the way.
Another problem is that over half of all agents are not very competent (we hate to denigrate the profession, but we are being lenient). Unlike CPAs, doctors or lawyers, there is no college degree required to be a real estate agent. Any high school dropout can become a Realtor if he takes a few easy courses and passes the licensing exam. Incompetent agents lead to problems, wasted time and transactions that never close.
Some agents can be difficult to deal with and downright aggravating, or just want to give you a hard time because you are selling your home for sale by owner.
While the Transaction Guide on this website can be very informative with handling the paperwork, even a hefty book isn't a substitute for 30 years of experience.
Note: It is to your advantage to upgrade at the beginning of your listing term. Upgrading only after you receive an offer is considered a "one-time contract negotiation", and not an upgrade. To receive full representation throughout the listing term requires the upgrade prior to receiving an offer.
Showcase Listing: $99
The Showcase Listing Package includes up to 6 digital photos, extended description, and 50 character headline (all supplied by Seller by email). The photos appear on MLS, Realtor.com, and hundreds of other websites that display MLS listings, such as homegain.com, yahoo.com, msn.com, aol.com. coldwellbanker.com, remax.com and more.
Description length for Realtor.com can be as long as 2500 characters, including spaces, but can only be formatted as one continuous paragraph.
A Showcase Listing will substantially increase the number of showings because buyers are more inclined to pursue homes with more photos. If you do not order a Showcase Listing, your home will still be listed on all the above websites with 1 photo and we will still refer all buyer calls directly to you.

Premium Showcase Listing: $150
A Premium Showcase includes all the above in a Showcase listing, but includes up to a total of 25 photos on Realtor.com and 9 photos in MLS. Other websites that display MLS listings will display the photos displayed on MLS.
Electronic Memory Keybox Rental: $150 plus a $50 refundable deposit
A Keybox is a small lockbox that hangs from your front door, and has your door key locked inside. A Keybox allows Realtors access to your home without the need for you to be there. Agents open the keybox with their electronic keycards, and every entry gets recorded for security purposes. If an agent calls you to schedule a showing, and gets a voicemail, he can simply leave a message leaving his information and the time he plans to show the house. This solves the problem of missing showings as a result of "phone-tag" between you and an agent.
You will receive the keybox by UPS the second business day after we receive your order. When it's time to return it, simply put it back into the box it came in and place it outside your front door and let us know it's ready for pickup. UPS will bring a shipping label and pick it up at our expense. The rental is $150 for the duration of the listing, plus a $50 deposit which is credited back to you upon its return. A total of $200 will be charged to your credit card.
Creekview Realty Yard Sign (sign insert only): $25
Our professional real estate company sign with our toll-free phone number. Any calls we receive from buyers are always referred directly to you. We UPS you the printed insert portion which is the standard size of 24x18. It will fit in the typical frame that you can buy at any Home Depot or Lowe's for $13 - $14. Yard Sign Frame (frame only): $25
If you don't already have a sign frame, and don't feel like going out to get one, we can send you one. This is a much sturdier frame than what you can buy at Home Depot or Lowe's for $13 - $14, but it's the same size. This is the frame only. Your sign frame will arrive by UPS the second business day after you order it. If you want the frame AND the insert (above), they BOTH need to be ordered.
Flyer Box: $25
This is not the "Info Tube" that you find at Lowe's or Home Depot. This is a vertical box with a lid that you attach to your sign. It's a little taller and wider than your 8 1/2 by 11 1/2 flyers so they will fit without folding or rolling them up. The clear front allows prospects (and nosey neighbors) to see when there are flyers inside. Your flyer box will arrive by UPS the second business day after you order it. (See photo)
Yard Sign/Sign Frame/Flyer Box Package: $60
By sending you all 3 items in one package, we can save some of the shipping cost and pass it on to you. Your package will arrive by UPS the second business day after you order it. When it's all put together, it looks like the photo, except it will have our toll-free phone number.
Virtual Tour Package: $200
Virtual Tour with a minimum of 5 separate panoramic scenes. It normally takes about one week from date of order to complete the tour and have it posted on Realtor.com and MLS.
Photos Package: $100
We send a professional photographer to your home to take the photos for your Showcase Home Listing.
Comparative Market Analysis: $25
A Comparative Market Analysis (CMA) is prepared to help determine fair market value for a property and will help you price your home. This analysis will include recent sales and current listings that are within the same neighborhood and have similar characteristics as the subject property.
